The State of Nebraska was looking for the perfect new home for a West Omaha Department of Motor Vehicles, and after an extensive proposal process, selected our existing site at West Dodge Pointe.
As the prior owner of the land, White Lotus Group sold the property to HELP Foundation and was then selected to provide turn-key development services leading planning and zoning efforts, selection of the design and construction consultants, managing the design and construction efforts and also provides property management services.
This 14,000 square-foot single-tenanted building allows the DMV to have an extremely visible and convenient location in West Omaha – right off 168th and Dodge. We see this as a location that will facilitate growth for the DMV, and also in the West Omaha area.
The DMV is neighbors to one of the fastest growing automobile companies in the Midwest – Baxter Auto Group, and adjacent to the largest auto mall in Omaha which will allow for seamless registration. Ample parking, as well as a motorcycle testing course is readily available.
This project was completed in March 2020 and was ahead of schedule and under budget.
Ames Innovation Center & North Omaha, Nebraska DMV

This building was once well-known as the Ames Bowling Alley in North Omaha, but the 44,000 square foot building had deteriorated over the years, making this an amazing opportunity for redevelopment.
This project, the Ames Innovation Center, was designed with the goal of creating a customer-service, data-driven environment in North Omaha that would foster collaboration among various businesses and organizations.
Our first tenant space was completed in the Spring of 2019 and is home to the Nebraska Department of Motor Vehicles and includes a 3,800 square foot express DMV.
Lincoln, Nebraska DMV

As the prior owner of the land, White Lotus Group sold the property to HELP Foundation and was then selected to provide turn-key development services leading planning and zoning efforts, selection of the design and construction consultants, managing the design and construction efforts and also provides property management services.
This 14,000 square-foot single-tenanted building in the area called University of Nebraska Technology Park. The main neighbor is the State Patrol Head Quarters. It has plenty of parking, a CDL Pre-Trip Vehicle Inspection Area, and Motorcycle skills course, and it will have solar and sustainability as a component.
This project was completed spring 2024.

White Lotus Group was selected to help in the development of this 12,000 square feet built-to-suit service center that features eight service counters to efficiently serve customers. It offers a range of services including written exam testing, driver's license testing, CDL vehicle inspection area, and a dedicated motorcycle skills test area.
This project completed in August 2025 where a ribbon cutting was held on Friday, August 22, 2025.
Norfolk, Nebraska DMV

White Lotus Group was selected to help in the development of this 8,163 square feet built-to-suit service center that features six service counters to efficiently serve customers. It offers a range of services including written exam testing, driver's license testing, CDL vehicle inspection area, and a dedicated motorcycle skills test area.
“The service center business model has resulted in significant reduction in wait times and a better customer experience at our other service centers around the state,” said Cheryl Porter, Administrator of the Driver License Services Division.
This project completed in February 2026 where a ceremonial ribbon cutting was held on Monday, March 24, 2026.
